Before submitting

    What residential work does the Town of Vienna review?

    • The addition or modification of residential additions, screened porches, decks, bay windows, areaways, window wells, roof height, pools, basement renovations, and wet bars in an existing home   
    • New construction, additions, pools, and demolition with more than 2,500 square feet of land disturbance 
    • New or modified accessory structures more than 256 square feet; 
    • For all accessory structures: a change of use (storage to recreation rooms, offices, etc.), or addition of bathrooms, partition walls, or wet bars
    • Patios, sport courts, driveways, and fences require a zoning permit from the Town of Vienna

    What residential work does not require submission to the Town of Vienna? 

    • Interior renovations to principal residence/structures above the basement with no exterior work or additional kitchens or wet bars.  Fairfax County permits may be required for these projects. 
    • New accessory structures of one-story, and 256 square feet or less do not require Town of Vienna review.  Please review Town Code regulations for location, height, and lot coverage requirements.

    Fairfax County serves as the building official and reviews structural, mechanical, electrical, plumbing, fire, and health-related requirements before issuing permits.  For questions about these codes and regulations, contact the appropriate Fairfax County agency directly.

    Town of Vienna residential review requirements

    • All applications to the Town of Vienna require an Applicant Authorization Form to be signed by the property owner.  No applications will be accepted without this completed form.
    • Applications are locked for editing once the application has been submitted through GeoCivix.  Applicants are encouraged to review permit and application submission requirements below before submitting for review.

    The following documents provide helpful guidance on regulations pertaining to permits and zoning applications.

    Town of Vienna fees 

    Once an application has been submitted, you will receive an application number to reference when paying any related fees online at the Town's online payment portal, or pay directly at Town Hall with cash or check.

    Town staff will assign the fees, but applicants can review the planning and zoning fee schedule online. Department of public works and tree-related fees may also apply. 

    Note: All bonds must be paid at the department of finance at Town Hall.
