Zoning Code

The Town of Vienna Zoning and Subdivision Code regulates land use within the Town of Vienna.  The department of planning and zoning reviews applications for compliance with these ordinances.  Before submitting applications, business owners and residents are encouraged to review the zoning code for applicable zoning district or use types.  To view previous versions of the zoning code, please scroll to the bottom of this page.

The Vienna Town Council adopted an update to the zoning and subdivision code that went into effect on Jan. 1, 2024.  Applications submitted prior to Jan. 1, 2024 are reviewed using the 2023 regulations unless the applicant requests to withdraw and resubmit the application to be reviewed using the current regulations.
